Buyers are suspect of inspection reports from a "buddy" of the seller.They want these reports completed with absolutely no ties to the seller and that includes a survey.There is business brokerage and sale of the business only and then a hybrid of the business and the real estate.With the business you first have to determine if it's a saleable asset or not??

Once you tie up your free and clear house as CC on one purchase, you will find it difficult to convince the lender to continue tapping into that house's equity for the next deals because they already have your collateral tied up and would, in a sense, worsen their collateral position with each deal they do.

Unlike retail with guaranteed leases where the tenants cover all expenses the apartments success of a large complex is tied to the management of the buildings.I am not saying it has not worked out great for some but given your age and retirement I would think it has too much risk potential as you have no control.I have a similar client who bought into multiple multifamily and is in the same age group as you.

You will probably only get paid when deals close so keep track of all your leads and find investors you can trust not to go around you.Real estate agents would have to abide by different rules which tie all compensation related to real estate through their broker.Hope that helps.Have Fun and Make Your Own Luck!
