My mother-in-law has moved into a retirement community.

My long term goal is to retire early off of passive income and what better way to do so than buy and hold real estate investments?

We acquired the asset with bank debt and will refinance with non-recourse agency debt, returning significant capital to our LP investors and setting the stage for stable cash flow thereafter.

It will probably be zoned “Residential”, butthe Railroad will not sale it without putting covenants on it, thatno human habitation (home, daycare, school, retirement home, etc) canbe built there.

This is because you are a disqualified person to your IRA and as a result you cannot transact with or benefit from the retirement account. 

I looked into a more stable cash flow market such as Indianapolis but the crime index concerns me.

@Jonathan Klemm, Thank you for the reply, on the rent to retirement website they have several properties in Dolton and seem to have good numbers.
