I don't own in Hawaii, but my perception from my research there is that it's not an ideal cash flow market right now but can be great for appreciation, which it sounds like would be a pretty good deal in your scenario.If I had that much cash to deploy personally I would be putting it into properties that are most likely to hold value and most likely to gain value.

When looking at this you should focus first on the ARV though you may not think on selling that will give you an understanding if you will have a return After the rehab.Then you look at the cap rate, this is important for the long time investing and It will depend on what you are looking for (Long Term return, cash flow).An last is cash on cash that will help you to get an idea on how your money is working.Dallas is a hot market for investors and these are the numbers that I am seeing:ARV: ~80% (Ideal this Number should be 70% to 75%)Cap Rate: ~5% to 6% (Ideal this Number should be over 7%)ConC: ~4% (Ideal this should be 6%)Trying to get the ideal number could take you a while.MF with 2 to 4 are completely different than 6, 8 and above.

What made my investor interested in this deal was firstly the size, being just under 1500 sqft and being a complete shell minus some framing allowed him to be able to convert this once 3 bed into a nice 4 bed home.

When I rehabbed the basement I tore out the existing drywall ceiling and added sound-proofing insulation followed by a 5/8" fire-rated drywall thinking that would be enough, but apparently the tenants can hear us walking, the dogs claws (we have hardwoods) as well as the TV.

if there is deferred maintenance it will eat up all cash flow for years and years.2. if "offers are due Sunday" it sounds like this is a multiple offer situation, in which it seems extremely unlikely they'd accept an offer below asking... in multiple offer situations the price typically goes above asking.
