Finding it through a real estate agent and putting 30% down was solid financing.

If you take a high rate, interest only bridge loan, you need to have a solid exit or you will pay tons in interest.  

I like to meet the appraiser and give them what I think are solid comps when they go through the property.

NJ has licensure requirements related to private loans so make sure you consult a real estate attorney to understand your legal rights and proper course of action. 

I know the consensus is "The best market is the one you're already in"  but I'm just curious.If you could start over anywhere with a decent chunk of money and a solid house hacking strategy, where would you choose?

And while housing stability is important I think that people need to understand that their behavior is important to and it has consequences.
