It is a separate animal all together. 

With any pet, there's more of a chance of incurring additional damages and you also want to consider whether or not the animal will be a nuisance to you and the other tenants within the building.

But out of state investing is a whole different animal... especially if you don't have any investing experience (do you?). 

This included occupancy above state required threshold that is already high, pets/animals, disturbing other occupants, smoking, etc. 

@Gary JensonThe point of the $20 month/pet policy you instill is to pay for the damages the animal will be causing, not just because the tenant has a pet.

MF buy and hold is a completely different animal than wholesaling.

The tenant doesn't have the opportunity to get the extra money back (since it is rent and not a deposit) and therefore are less motivated to clean up after the animal.  

I agree a mentor is a different animal then what is out there now.
