Of course, if I were flipping, I would defiantly need a higher ARV but in this case I just see the $20K to $25k of equity as a bonus.

When my reenlistment package ran into issues and I EAS'ed in 2009, I missed on deployment money and a tax free reenlistment bonus of 20k or so that would have been a good start for investments.The house that we want has been on the market for going on three years.

Larry Goodhind - I believe a solution is to invite the tenant to sign up for the SmartMove service using their email address and they should see the request once they login, but don't quote me on that -- someone on the site posted that earlier.I've forwarded your message to our reps and hopefully they will jump in shortly with some more feedback.

Take advantage of bonus depreciation now.There are reverse exchanges and other more exotic exchanges but I personally not sold on the concept when the IRS comes knocking.
