Hey, I understand the need for this rule and I am not trying to argue it's purpose but I have had a few posts removed for self promotion where the post topic was specifically asking for a service we can help with or provide.

Gifts should promote behavior you want like longer term tenancy for examplestuff that makes them enjoy the unit more or things they can enjoy at home.

Each condo has different rules and regs, that can either promote or deter your investment.

I own a few turnkeys in the greater Little Rock area being that I purchased from a group promoted by some on these forums.

Here's the structure in our current operating agreement:Investors get a 6% pref and everything beyond is split 50/50 between investors and sponsor (aside: split is very favorable to sponsor because sponsor brought 75% of capital and personally guaranteed the loan).Since all original capital has been returned to investors, sale proceeds will be split 50/50 between investors and sponsor.What I'd like is for the promote to be considered capital gains so it can be invested tax deferred into an Opportunity Zone Fund.How can I achieve this?

They can get tax credits for having employees and promoting technological innovation.

One specifically likes raw land at busy street corners that he buys, then promotes to banks, Walgreens, restaurant franchises, etc.  

Seeing it posted in the listing kind of threw me off as well but they weren’t promoting a certain lender or anything so it may of just been a suggestion of financing to use.

I see many people promote doing deals in a creative way, but it seems like unless you are the owner of the home and you are financing someone, or if you want to get a Contract for Deed, the best way is if the home is owned Free and Clear.I would love to hear about deals you have completed, how you structured them, how you protected yourself, what your exit strategy was, and how you protected your end buyer.
