If you gauge from the conversation that they happen no to need money immediately or at least not all of it, then make a pitch about 1) the tremendous tax break for them and 2) a higher interest you'd pay than what they can get in a bank.

@Jessica WoodI bought one like this and instead of eviction I offered cash for keys there were two families living in it so I gave them each 700$ 1400 total, got them out quick, lol.But you have to be a good talker and be able to gauge the situation, some people are hostile some are understanding and willing to leave..

Rent based on comps would be right around 1380/mo with pets as a possible addition to that.I'm actually looking to have the basement inspected by a structural engineer as they aren't as bowed as a lot of the similar houses, and I've done a ton of regrading to reduce hydrostatic pressure.

Not sure how a competitor could use the number of units to their advantage.On the other hand, the number of units under management is not the best way to gauge a company's level of experience.

If you can do that then you have the peace of mind of a 30 year terms loan, no pre-payment penalty so fix and flip is ok; fixed rate based on you credit score, maybe 5% today and no pressure from a Hard Money Lender to rush the fix and sell.
