But if they plant something like forsythia that grows very quickly or bamboo that roots in and grows all over or puts in gardening beds or gravel - all of these things are actually pretty low investment on the tenants' part but can be a major headache when they overgrow or weeds come in or you have to mow around it.

I use a standard lease which has the following clause:"The tenant shall not do, bring or keep anything in the Rented Premises, or permit or suffer such act which will in any way create a risk of fire or increase the rate of fire insurance on the building or contents."
