@Daniel Green been a while but i did work in that area for about 5-6 years, I think Bergenfield and Teaneck are more Blue collar  as Englewood and Demarest are more white collar and prices i believe are a little higher. but all 4 areas are a good area to invest, i think you could probably get more for your money though in Teaneck and is probably a better rental area.

However, the reason I have yet to buy a property there is the property taxes are steep - 4k a year for a cheap house, and the maintenance on those old properties next to the ocean is pretty extreme.

In addition to what was mentioned, you can quickly hone in on a few states if you start looking at things like the Sunbelt states (where the population is expected to grow the fastest over the next 30 years), landlord-friendly states, places people want to live now that they have an option with remote work (think mountains, lakes, oceans, etc.).
