It can be hard, but as a professional, I won't "keep a client" who might lack integrity.  

I mainly need someone who can inspect the outside structural integrity (walkways, elevated porches, concrete, etc.) and the common mechanicals (i.e. boilers).

Make sure you have those other qualities that will attract others to you and make them want to work *with* you-- honesty, punctuality, integrity, quality workmanship.

Also, if something new comes out in terms of software which is 100x better than one rooftop you have to start from scratch because they own everything and you are technically leasing both the software and the website.I chose to have my website built independently and then integrate with any software of my choosing that has an open API connection.

When people around town think of somebody in their area who can buy real estate quickly and with good integrity, you want YOUR NAME to come to their mind.

All complaints have been addressed by the company, so on one hand that is a good sign, but I'll bet that Ameraco bends over backward to rectify those complaints to keep that A+ rating because it's an integral part of their sales strategy.

Josh could list them by integrating their expertise with the influence score somehow.

I find it enough to try and find qualified tenants, bring and maintain the property to a quality place for my tenants, do everything with honesty and integrity, minimize liability, get paid, and multiply this over a few properties.

To me it's just called personal integrity and respect and common decency for others property.I do not believe smoking a cigarette outside and leaving buyers unattended in a property is the right thing to do..Everyone has opinions and that is mine.
