i'm in hopedale MA. i use rentredi for tenant payments. no complaints, simple, i like it. a BANK that also offers rent collection seems over the top to me. i'd rather keep using my small local bank. i also don't keep security deposits because the laws in MA re: how they can be used are so insane that i'd rather just not deal with it.

Monthly rent + rate increase + probably getting a clearer picture of taxes/insurance would be my guess for that.So I wouldn't completely blame whoever you were working with on that, but if it were my client I would have tried to get a clearer picture of that going into it and either treat it like a 'vacant' or go off of market rents (assuming they are closer to $1200).Good luck!

Our strategy is simple we are looking for 10+ units, vacant, that need full renovation....these are all long-term holds because even now a lot of the deals aren't great in cash flow.

I'm considering going to the bank and being completely transparent to ask for an increase in the rehab loan, but they have a much more conservative ARV in their appraisal based on much lower projected rents ($1,400 avg vs the $2,000 avg we're actually getting on the finished units), so I'd have to convince them of the higher ARV.

adu tenant: use the binder method (youtube it). cite increased operating costs. do your own research on market rent first using actual rent comps. going forward, reeval every year. str studio: is there room to increase ADR?
