Finding a good reputable contractor who will show up and get the work done on time is nearly impossible.

In the major cities, these are harder to come by as price values are so high, pulling out all your equity is near impossible from a refinance.

While it is not impossible to refi a property owned by an LLC, it is considered a commercial loan and handled differently.

Cash flow isn't impossible here, but you have to think differently.  

I live in NJ and the shore is basically up 30-50% making investing were I would want, LBI and Point Pleasant Beach,locally nearly impossible.

@Stephen Brown I have also been here most of my life and the main downside right now is nicer properties are very difficult to impossible to find where the numbers still work for long term buy and hold.

The rate will simply be too high and make cash flow impossible.
