Investment Info:Single-family residence buy & hold investment in North Little Rock. 2021: new metal roof, painted the interior and exterior, sanded and painted the kitchen cabinets, and installed a new furnace.2024: New new vinyl plank flooring and carpet were installed throughout the home, all of the electrical outlets were replaced, and the A/C condenser and compressor were replaced.This property is currently listed for sale!

This is located in oak harbor WA on Whidbey Island if that is pertinent for calculating a deduction just a general idea would give me a huge help at least would be a starting point the rent is higher than a lot of similar apartments however as I stated it's on property but the lack of kitchen almost cancels out the benefit of the setting.

I am exploring the idea of removing the stairs in the main house to the 2 floor and stairs to the basement to convert the 2nd story to a separate unit(add stairs outside) and convert the basement(cut egress door). 

My question is I recently opened an LLC and am trying to figure out if purchasing the property under my llc would be a good idea.

If there is a deal out there that makes sense then I would not hold back from pulling the trigger, but I would say I would not "force" a deal.

Does this limit only hold true to prevent buyers from unnecessarily getting credits when there’s no documented need for repairs?

Then, when you have a better idea of your "buy box" and what type of team you need for your particular market and property type, then, I see investors branch out to be investing out-of-state.So...What is the market the YOU know the best.
