I also give my screening criteria up front and let them ask them if there is anything we need to discuss before they pay the fee and this seems to motivate them to self disclose which saves us both time and money if they would be rejected anyway.

👽👽👽👽👽👽👽👽👽👽👽👽👽So what this old man told me was the location of where they are building this mall, they are gonna need to build massive parking lots but some of the land around would have to be terraformed removing very unforgiving forest areas with very steep large hills that havn't been populated really at all but on the other side it's flat, with little population, and little to no obstructions to remove.

As it is fully rented and I don’t anticipate tenant turnover, I am leaning towards not hiring a property management firm to manage the duplex, screen tenants etc .

Check into fair housing - it's my understanding that you have to screen every applicant in the same manner.
