I am just now finishing the book "How To Invest in Real Estate".

Assume the cash value is growing at 5%, you can borrow at 4% and you are in a 40% tax bracket.If you borrow $100,000 against your policy and use it to make a private loan to a real estate investor at 10%, you will finish the year with $10,000 of interest income.

Most buyers will look at a house and take into account the finishes, the appliances and then look at the age of the house.

If  you had quality finishing work but, picked dated and dark looking finishes I have seen them influence an appraisal.  

I’m in the process of flipping a ranch with a basement 1300 sq ft upstairs- with space off the kitchen - not sure if I should move laundry upstairs- it will require new hookup/plumbing - basement will be fully finished but I was thinking of older buyers ?

It was sold (under contract) via zillow 3 months before house was finished.

Now if I hear that my cleaning crew has finished early we will contact the guest and let them check in early.  

Neighborhood is not finished being built out and other comparable neighborhoods by the same subdivision name go for $1M-$2.5M.
