This is what I am encountering, in the current Mortgage Industry.

If you are new to real estate, flipping houses are possible but you encounter a lot of risks (Bad contractors, overpaying for a house, underestimating for rehab costs, not being able to sell right away).

As for set asides, you will eventually encounter big repairs or need to replace big ticket items like roof, HVAC, etc, so setting aside money for those things now, a little each month, is important. 

I've yet to encounter BAT, but I have no doubt I will at some point.

Just so I don't encounter problems such as the one I am going through right now.

So as far as the report the original mortgage of $200k  is recorded and assigned  but not the 8.5% $55k  note that is for sale Has anyone encountered this ? 

For instance, @Patrick Snyder doesn't seem to have encountered too many obstacles.  

I have only had small issues with tenants so far, but I am trying to get systems in place to minimize the effect of difficult tenants problems.What were some of the problems that you encountered?

I presume in your business you encounter many sellers or buyers uncertain how to consider property.
