Now I have better systems, and have had three in various stages at once this year, and would feel comfortable handling 5-6.

This may be super elementary, but this is something I've been trying to wrap my head around for a while.

I feel like I've plateaued in progress: first was the interest stage, then started talking to people/reading books/videos/bigger pockets/podcasts, etc., then finally took action after learning enough and got pre-approved and started putting offers on properties.

As the project manager he would secure all permits and inspections, hire the crew for rehab and manage them, stage the home for listing, and can guarantee completion within 4 months (120 days or less).

We were able to provide great value by getting him out of foreclosure and helping him move on to his next stage of life.

Over a 5 year period I would have 5-10 syndication investments that are in various progress stages(i.e. construction/initial value add, re-finance, stabilization, exit) so a passive loss on one K-1 could offset a gain on another K-1 gain/exit.

If that means hiring a landscaper to ensure the curb appeal is appealing, de-cluttering, painting, or staging.
