If i am flipping a house and doing some basic renovations myself (Demo, cabinets, flooring) and using contractors for the bigger projects, do i myself need any type of licensing?

I did extremely conservative estimates as if I would have to replace all plumbing, HVAC, electrical, etc.

I once did a project as a GC for a Chinese American investor and right when it was time for him to pay me he cancelled his contract with me, did not pay me what he owed me to that date and finished the building with his own contractor friends and family.

Electric was included in the HOA, so just have to pay water and gas as utilities which can be passed down to the tenant to pay.

I am a smaller general contractor (6 employees) and we specialize in residential insurance repairs (fire, water, wind, hail) so I am very well versed in all aspects of residential construction. 

Was thinking that if I'm going to get into the rental property investment field then I need a good way to compare best prices for handymen and contractors so that if anything happens to my rental properties then im ready to compare and contrast.
