This pandemic has slammed the earning potential in half at best while being underinsured and exposed to Covid 19.

Supply & demand is self-correcting from the pandemic so lower-quality suppliers are getting pushed out and experiencing low occupancy, but it sounds like you and your rental are holding strong.Have you looked at occupancy for your market on data.rabbu's free market data?

Lots of people in this pandemic boom faced that.

The Black Hills were very popular during the pandemic and hotel prices are crazy out there this summer.

Currently doing my homework and monitoring the markets during the pandemic with hopes of picking up a SFH or multi in the near future.

Both new grads wanting an urban environment and those that left by pandemic-panic...after they realize that cavorting around in a cookie cutter and soulless suburb (often with crappy weather...too hot or  cold) ain’t what they thought it would be.

We did 9 deals and only 3 were paying distributions before the pandemic hit.

That ruling will be by July, but the US Supreme Court's schedule has been affected by the Coronavirus, like everything else.
