I might possibly get it for 35k change the flooring, cabinets, and do paint to possibly flip or hold / rent.

Now I can't predict if a tenant decides to take a hacksaw to the kitchen cabinets but that's also probably not going to happen the exact month that 10 HVAC units all fail in unison.

Outside will need siding, and of course the usual new kitchen/bathroom cabinets, etc.  

We moved the front door over a few feet to allow for more kitchen cabinets and the entire inside and outside will be renovated and new.

We took all of our file cabinets about a year ago to Goodwill and the dump.  

When the HVAC goes down, the kitchen cabinets needs replacing, or the roof needs to be reshingeled (or replaced) those cost real dollars.

If there are holes. dings, stains, burn marks, broken cabinets, etc., then repairs or replacement will likely be needed to get maximum rent.I think keeping your Hawaii properties is a good idea.
