However through my research i keep coming across this term sneaky duplex where people turn there basements into a unit or block off part of there house to turn into a separate unit. my plan is to use the basement for traveling nurses because you would already have the water and power turned on for them "house is 5 minutes away from the hospital", live in the upstairs for a year and possible house hack one of the rooms.

This doesn't mean I don't take on riskier opportunities necessarily, I just find comfort in having a compounding engine as a bulk of my portfolio so that I am always operating positive.I am completely new to real estate investing and would love to find like-minded people to connect with.

From the business view, seems like a great model.

I also have significant equity in my home, which I believe gives me a HELOC option for acquiring my first property to BRRRR or flip once I feel educated enough to  do so.The BP podcast has already taught me so much, and I'm gratefully here hoping to learn, share, and apply all you amazing people have to teach. 

Lots of people are moving there money out of B.C., especially with the new STR rules.

So, is this a sign of fewer people coming to Hilton Head or a broader reflection of the economy?

I figure if I start out with a low maintenance property, I can lower the learning curve and decrease the stress of managing a business and rental property myself to allow me time to figure things out as I go along. 

This is causing a huge influx of people moving here for jobs.
