I've heard of this before with tenants that smoke and are not supposed to and use deceptive tactics when there is an inspection coming up.Anyway, I had ozone treatments done 3-4 times and it didn't work.

alternatively you can neg a 90 day option and market the properties. 

A lot of students want off campus housing, its a way cheaper alternative to on campus housing. 

I still had to replace the carpets but the treatments did take care of the wall and ceiling issues.

We are looking for alternatives, but not appfolio at the moment... not appropriate for owner operators, IMO.

I am currently marketing a rental and today I am showing the property.I was contacted by a company called Preferred Alternatives of Missouri who help find homes for handicap individuals.  

two different opinions here, (everyone looks at it different)first. take down rail on left side, build walls with windows and make it a sun room. change exterior door to an interior door. or do a double window and add a bedroom. second opinion and the cheaper alternative, change right door, to a window , tear our brick step. and make it a bedroom.
