Not trying to be rude, just a suggestion.

As a beginner with not much experience my suggestion to you is to look into wholesaling properties.

I've heard suggestions for parts of Kenner, Harvey, Marrero, New Orleans East.

I usually do suggest finding a deal first as it increases the chances of landing a mentor, but I'd also say that finding a deal is the 1st step even without one.

I suggest you make sure they are qualified (income, background, etc.) and set them up with a credit repair agency so they can purchase the home before the option expires.

I would also suggest you join a local REIA Club, meeting or group as it is the best source of finding out what is going on in your local market and is a great place to make connections with other real estate investors and contractors.

Would you suggest going to an auction strictly to learn, and are there any other good resources you would suggest?
