With 3.5 % down I’m not finding any cash flow houses and barely finding anything that pays for itself.

Also, nearly every one of these that I came across was being managed by a third party so once you add their fees on top of the other expenses the owner of the unit was either barely breaking even or taking a loss.

So bare with me if I seem a little (for a lack of a better term, "dumb," on asking some questions.

Unless you have a very large budget to start with my suggestion is you get the absolute bare minimum that you actually need.

It is in an extremely cheap area, barely reaching $15k for water and no sewer.

Pueblo is barely allowing dispensaries NOW, as in just the last few months.

Roswell and Alpharetta barely turn anything under 150,000.
