Appraisals are often not worth the paper they are written on and you signed the contract not caring what the appraisal came out as anyways.

I’d reiterate that you took very good care of the place and cleaned it too to bottom before you left.

In other words, gold mine is mostly for builder since they are taking the biggest risk and land owner get the least since they have least skin in the game. 

Understandably your rent and competition is at the mercy on how well the other owners take care of the interior of their complexes. 

. * I always walk through property to make sure it is in great condition, and do the fix as soon as possible.I would schedule 1-2 time walk through to units anuualy to make sure the tentants are taking good care of the units.
