Over time you may work with many attorneys and even withing real estate you will find specialties; Settlements, tax sale, foreclosure, transactional, landlord/tenant, zoning. etc.

I have done a few settlements with them and they are great to work with.  

It is usually up to the seller and the buyer to try and clear up any liens at or prior to settlement.

Co-insurance requires you to insure to a certain percentage of replacement value in order to not incur a penalty in a claims settlement.

The Special and Broad cover more types of losses and are typically a replacement cost basis rather than a depreciated settlement but make sure of that as that part can be endorsed on or off.With all of that being said markets are different and appetites from carriers are different around the country.  

Don't quote me on this but I remember reading that in the case where a tenant sues you and the lawsuit results in a settlement or judgment against you, your insurance might cover these costs, but only up to the limit of your policy.
