After that I explain I can't do much from hearsay, so I recommend they contact the police to have a record of these issues. if it is just petty stuff let one of them that you would rather have go know they can leave.

I like some of the new direction that the Chief of Police is taking with re-introducing neighborhood policing, but it will take time for these initiatives.Places like Little Italy, Hilltop, Cool Springs, the Triangle, Trinity Vicinity, Waterfront...and of course Trolly Square...are all places with established B-A communities that will make good long term investments, but you're going to see lower cap rates in those areas because these areas are very competitive given how nice they are.

The HyVee in that area is referred to as GhettoVee and has a uniformed police officer there as a security guard.You can get some inexpensive deals there though.

I know that in some states, if the sellers agent is in essence colluding with the seller to illegally withhold funds and/or extort funds from you, then the sellers agent could be facing huge sanctions including loss of license and a visit from the fraud division of the local police.
