This has nothing to do with the noise clause.Today I get another text from the guy downstairs with a photo of the dining room area that has dust on the furniture, allegedly from the ceiling due to all of the "Banging and running around".  

Eviction process was started about a month ago but now they have apparently just left although there is some furniture and other stuff they left behind.

Tenant shall not do or keep anything in or about the premises that will obstruct the public spaces available to other residents.This includes but is not limited to, using the porch for parties, storage of goods, objects, or furniture, lounging or unnecessary loitering on the front steps, hallway, or porch."

I am debating about purchasing the washer/dryer (~estimating about 1200-1300 from looking at Home Depot) or potentially renting them from a furniture rental company and building it into the rent.  

This is in North Carolina, if it matters.If tenants turned keys over and signed a document stating that they have vacated the property and returned possession to the Landlord, are we under any obligation to keep the possessions (mostly random trash/small pieces of furniture/paintings/food/etc., likely less than $100-200 of value total) for a set period of time, or can we simply dispose/donate as needed?

Cats may also have claws that will ruin things (but usually that just tends to be the case with furniture), have hairballs and accidents.  

Roommates breaking each other's things (or your new furniture), stealing from each other, claiming theft/assault/etc. to get out of leases, etc.Why on earth would YOU want to be responsible for finding roommates who are complete strangers to live together?

Two days ago, I got a call from them saying there is mold on their furniture in the bedroom, the window in the bedroom and living room and a bag they had on the floor by their bed near the exterior wall.

I have a couple in one of my units with very little furniture.
