@Paris Morris I’ve never heard of any agent who disclosed that they are licensed and got all parties to acknowledge in writing that they are not and will not be entering an agency agreement with any party during this transaction and that they are not representing any party at any point during the transaction having a problem.

It does a great job of keeping track of transactions I enter as well as ACH/Credit card payments from tenants.

Wholesalers that enter into a contract to buy a property themselves and then flip that contract to an another investor keeping the spread usually won't need a license, but if they are brokering a real estate transaction (a fine line) for a fee, then a license is probably required.
