We have had the same tenants since we leased it in 2022 and fortunately they have been great- minimal maintenance requests, very easy to communicate with, and pay on time.We have a 30 year fixed mortgage on the property at 2.875%, the property cash flows about $1,200/month, and there is roughly $200,000 in equity in the property.

@Ryan Lee   The 60 day seasoning period is really more of the max bank statements that would be required for underwriting would be 2 months of 60 days.

There were 3130 homes for sale in the month of june compared to 2818 homes for sale in May of 2024.

Would anyone have any interest in a monthly breakfast/coffee meetup for private lenders and those buying/investing in notes?

I received this present today seen below (on the heals of a $5k special assessment divided monthly into just a few short years).

It was an extra $13K (up front), and $3K/year renewals afterwards.Having experienced what we and 500 other investors have experienced over the past several months -- i.e., being taken to the proverbial cleaners by a syndicator who was once a LU member but decided to quit and go bat-**** crazy -- I'd never join again if I had the knowledge I do now that their sacred "white paper" (rules for syndicators/GPs/"leads") has absolutely no teeth, and that they do not stand behind the passive (limited partner) investors once something goes awry.
