What I found was a majority of the people owed more than the home was worth and many were not in a price range I was interested in working.

I'd suggest targeting 2 families below $300k (decreasing supply of these), and 3 families in the ~350k range.

I have for the most part stayed away from retail flips, but this year and last year we have done a few. 2 we listed in the $250+ range in the heart of Memphis and received above list price offers quickly, one within hours of the listing.

There are a handful of other fully occupied 6-plexes ranging from 90k to 200k around here that I’m interested in at the moment.

A "10" is the best...After you have seen at least 3 different bankruptcy lawyers you will know the price range.

This may be sufficient for the total down payment on the next deal.  

If this is the extent of the damage, and there is no underlying/ongoing problem, then cutting out the loose material and spackling should be sufficient (and painted of course).

My credit score is in the excellent range  and the purchase price will be around $150K, however, I don't want to borrow personally if I don't have to.  

Netflix stock...I think three buck range then compared to 120 something now....if I got in the Delorean I would not be greedy, just pick up 10k shares or so......

I've done multiple tear offs and you're budget (assuming a standard building on a standard 25x125) is in the $8000 to $12000 range depending upon the extent of plywood replacement and R value on the insulation you put in.
