In most cases the clause covers everything, I've read notes that even included renting the house out, at all.So just know going forward that pretty much any creative financing is going to involve the seller being in breach of the DOS clause.

You would be able to get the downpayment to about 20% and 100% of the renovation would be covered in the loan on a draw basis if that's an issue.

If the money in that account isn't large enough to cover the cost and the second person can pay a larger share, then pay for the repair and first person's future profits are used to pay back the extra with interest as if it was a short term bank loan.

I'd prefer to not poison our guests if we can get away with it lol.I think we have our options for bedding sorted out (bed and pillow covers) but are looking for options besides fogging for the room in general.Does anybody have experience with this?

Our initial plan was to use the 203k loan to cover things done by licensed contractors in the first six months and then use the $100K private loan starting in January to do the rest.
