Would love to hear any advice or experiences anyone has had with evictions in SF. 

It is the funding that I am lacking.I feel that I am in a stalemate and the only way to purchase my first rental property is to generate more income than I am right now to get to the point of being able to pay the downpayment.Thank you all for reading this post and I appreciate any responses and advice.

And that's why I've used them for myself all this time since as well.Refinances through helocs or conventional are strategic tools to use when you have a good performing property that you don't want to sell but has equity trapped in it. 

My advice would be to buy at a significant discount to REAL value so that the law of averages works out for you.

We have no intentions of ever selling, but would like your advice on how we can begin to consider possible exit strategies.
