It is very easy to say home owner ship is the best option when times are good.Bottom line is that anyone that views home ownership as anything other than a life style choice is probably looking at it through rose coloured glasses.

Here's the story by the real deal without the WSJ paywall.Low income housing, it's always the poorest of the workers who feel it first.https://therealdeal.com/texas/houston/2023/04/10/arbor-realty-forecloses-on-229-million-multifamily-portfolio-in-houston/I wonder if they used ARM's with no principal payback loans, and when interest rates rose, OUCH.I don't know if that happened here, the article doesn't say, I'm just speaking from industry knowledge in general.If they shutter these places that will be a lot of Houston low income families looking for new places to live.Just my 2 cents.

I have read all the stories about the problems with section 8 and I currently don't except vouchers in any of our smaller MF.There is a comp property that is upgraded to be more modern with solid surface counter tops, vinyl plank flooring, fixtures and updated color scheme and rents are about $200 more for a 2 bedroom and should get about the same for the 3/2s.NOI for 2020 says it was $159k on about $350k gross rents.

The 2 tiles cannot be tied together without it being noticeable since the bird stop along the roof’s eave will be different, the size of the tile will be different and the color will also be different so.

https://www.har.com/content/newsroom/Houston Real Estate Highlights in February, 2023:-Single-family home sales fell 23.0 percent year-over-year, as the market continues its recovery from economic headwinds;-Compared to pre-pandemic 2019, single-family home sales were up 7.2 percent;-All housing segments experienced negative sales; -Days on Market (DOM) for single-family homes rose from 42 to 63 days;-Total property sales fell 25.3 percent with 6,981 units sold;-Total dollar volume dropped 27.3 percent to $2.5 billion;-The single-family average price fell 2.4 percent to $385,103; -The single-family median price dropped 1.6 percent to $320,000;-Both pricing decreases were the first since the spring of 2020;-Single-family home months of inventory registered a 2.6-months supply, up from 1.2 months a year earlier;-Townhome/condominium sales experienced their ninth straight monthly decline, falling 32.4 percent, with the average price down 7.8 percent to $244,595 and the median price down 3.8 percent to $216,510;-Compared to pre-pandemic 2019, townhome and condominium sales were up 4.5 percent.
