I all of our years of buying houses for cash we rarely had luck with buying inherited property that had been neglected. 

All the good GCs/subcontractors are super busy and taking on more work than they can handle, that combined with the backlog of material as you mentioned is leading to longer projects.  

I'm not used to things being easy especially because of my first and favorite sport Boxing, when you're in that ring you have to learn quick and adjust accordingly ( trust me my resting weight is 170lb so at least for me it's rare that I spar someone at the same weight usually their lighter which means faster, or heavier which means stronger ), that being said i'm also not used to things being handed to me, but recently i've been blessed with the opportunity to receive 100% funding on my next Fix and Flip deal.

I think the rule is you don't pay capital gains if you've lived in it for 2 of the last 5 years and if your combined income is less than $500K. 

All the property managers I've talked to have rarely seen owners be responsible for snow shoveling in MFHs.

This one was rare in that it offered both high cash-flow and equity.

Hi, I am trying to do my 1st ground up construction project which is an 8 unit cluster dwelling in a hot market in South Florida.I was able to put the opportunity together by combining 1 cheap off-market tear down deal with 1 on-market deal.

However looking at the missed payment rate combined with the low eviction rate seems to indicate something else may be the reason.  

Combination of FHA and private money.

Real General Contractors rarely share subs for the reasons mentioned: you want your own 'brand', you want your subs at your beck and call, not everyone else's.....That's how you build your reputation as a GC.
