While the primary purpose of these vists is routine maintenance (clean/change HVAC filters, check backup batteries in smoke/CO alarms, etc.) it provides an opportunity to survey the state of the property and find small issues (the leak under the kitchen sink) before they become large problems (the students will not notice, or remember to tell you, about the leak under the kitchen sink until water drips from the ceiling below)- hold tenants accountable for utilities.

To over-simplify, if lending were as available as potential home-buyers would like it to be home prices would launch into inter-stellar space - well beyond the previously elevated values we saw before the crash - purely due to to supply and demand: supply is restricted as is growth in supply while demand is increasing exponentially.

The ones we have used the most are Schlage models which do not power the deadbolt as they have longer battery life and their are less alignment issues as buildings and doors shift with the seasons.
