Although it would be nice to own outright there really is no "need" and I would probably put myself and my father in a standstill or at least slow ourselves down tremendously in further investments moving forward. 

I also launched a customized T-shirt company and that has taught me much in the way of product development, managing operating costs and expenses as well as marketing, profit margins and other cool things you're not taught in school.

It's being so new that this is all very, very exciting, but having to tell yourself to slow down and analyze before you start making crazy mistakes.

find local rehabbers to get the take out products for your rehabs. if you can work for them , a lot of products taken out of a higher end A B property might just be perfect for the c d  properties.

You can even aim for MFH there and turn a duplex or triplex into a cash cow with 2 units as STR's or diversify your streams of rent & stick one long term tenant the to mitigate during slow seasons of Airbnb.

I'm pleased that we were able to fill 3 units during December given the slow time of year.

Contractors are very hard to find, move extremely slow, and are increadibly hard to trust.
