The key on this is the LOCATION, as you know Baltimore is made up of neighborhoods and they all have their own unique characteristics. 

The math works out online and tenants already live in these buildings so I know they are liveable; that said, I have not visited the homes or made contact with the sellers.

If you were to spend the next 10 years of your life sacrificing lots in order to gain knowledge of particular industry (Industrial or Multifamily) which would you rather know when all is said and done and you were to try and retire with this knowledge. 

I remember back in the day I could pretty easily find deals on the MLS that weren't in high crime areas, where the numbers really made sense.
