Just wondering if anyone here is rolling with organic search results + adwords as the primary source of lead generation now a days.It seems like carpeting a zip code with specific mailing criteria is becoming less and less effective as more investors jump off the MLS to try and source their own deals.

I did close a few deals for other people, both residential and commercial deals.cForm some type of organization to protect yourself personally.

You have to be absolutely organized and certain that you can make payments because getting hit with that rate on the back end would be brutal.
