If your rentals are in Texas make sure you check out the local soil conditions.. clay and movement of soil is very common in many parts of Texas and its not if its when your going to need foundation work..

so even with a company that advertises 100% financing your going to need 3k up front another 600.00 for submission and you will need EM deposit for the property .. make sure your contract has an out when the lender turns you down.. you dont want to also lose your deposit.. and keep in mind 100% financing is going to be looked at very carefully ..
