One of my duties as a Finance Officer in the Army was cash control and I was required to see to it that our balances were constantly invested and maturing to meet cash obligations or operations for the post, hundreds of millions, that's why I'm finding it humorous.

i think the mls is imperative as you'll get your homes in front of serious buyers who are working with agents...you can get on the mls for 200 bucks here, called the flatfee service..check that out if you don't want to pay a large commission to a listing agent...you should still pay the commission to the buyer's agent though...i do make flyers in smaller communities and put them in restaurants and offer all sorts of finders fees so people have an incentive to tell their friends

I give them a military discount on the rent (like 50 bucks - I buy with enough spread to cover it), they have been very good on paying their rent, the local losers tend not to screw with them and any definition of "rough" I have they have no problem with.

it depends on your area...2 bed/1 baths are bread and butter rentals where i am, and they can be bought for cheap...the 3/2s in the same areas only rent for a 150-200 bucks more/month, but cost at least 10 grand more...as for rehab, 2 baths is usually preferred, but again, it depends on your area, and what your competition has
