Call your end buyer and tell them that their sister is jepordizing the deal and that if it does not close it is on her, then explain how the lender would know that the deal is legit, based on the documentaion you provided them...

I think you covered the big onesMy best advice is to verify all the info....don't accept the info that was provided by the applicant is legit....call previous landlord...... look up employers phone number and call that number rather than the "supervisor" number the applicant gave you.

I wouldn't stop marketing this property either, these buyers should be seen as having no money unless they show legit proof of funds.I'd suggest consulting an attorney or just listing with an agent.
