Make sure nobody copied your listing and is using it as a SCAM on Craigslist. 

It's hard for me to agree with others who say these are "scams" or a waste of money.

It's hard, but it's important to really understand the process and only work with professionals (there are a lot of people out there scamming folks in this situation).  

Any advice on this matter as well would be appreciated and I think relevant for the OP as well.Specifically, how can one get scammed in a JV? 

He is a big scam artist and you cannot get anything back from this scam artist.

The lead paint thing is an absolute racket as you have to have it done on every unit every single time there is tenant turnover and it really does seem like a scam.

It seems like more than a fair deal, but he said it would depend on getting a down payment at less than 10% or he would have to wait until he has more capital to do a deal.I feel like all hard money lenders are trying to scam me somehow - especially the ones who are offering low down payments.
