When I got there, I noticed not a single square foot of the paved driveway was 1 whole piece, the pool liner was stretched off the walls down to the deep end where a new ecosystem was forming. cracks in the grout of the brick (foundation issues, potentially), tarp on part of the roof (but the whole thing was garbage anyway), water damage throughout and a thriving community of mold.

Park owned MHs have some "drama" each month and not just at the 1st when rent is due.Study the garbage that is put out.  

But, that is because the tenants pay all the utilities, garbage, lawn and snow removal.

Someone throws garbage in the yard, he calls.

The entire house was packed with garbage - floor to ceiling!

You'd get the occasional princess who would turn her nose up and that's when you say a gratitude prayer LOL.We included everything in rent - water, sewer, garbage, electricity & gas. 

The main things have been a tenant not realizing that you can't pour bacon grease into the drain even with a garbage disposal (this is actually in the lease), noise complaints (though half of these have been against nonstudents), parking issues, and seeming to forget when trash day is.  

Had you hired someone to do the clean up I would say deduct the cost from the deposit, such as in the $65 garbage fee, but since you did the clean up yourself and are not out of pocket you do not have a justification to withhold.

I was very disappointed to see a NY Post garbage article on BP. 

And you have to notify HUD at the same time you notify the tenant.I wonder how much their lawyers got paid to write such a garbage contract?
