When estimating rent, get copies of the water and gas bill for the last year or two to know how much those will run as they need to be factored into the rent.

Is there way to obtain a copy of the utility bills without making the request from the tenant?  

I would require 6 months of bank records and a copy of their last filed tax return. 

You can request copies of all permits for the project, outstanding code violations, zoning information, outstanding liens, etc.

Whenever you have tenants move out, make sure you get a copy of the latest bill stating it has been paid in full to avoid any nasty surprises.As for how to change the utilities into their name, same as when you move into a new house. 

I have a real estate degree, so all I need to do is take the exam and provide a copy of my transcripts to get my license, but I haven't done it yet out of fear that having my license will interfere with my career objectives, which is to focus on investing in the commercial sector and  providing advisory services to my development clients.
