i'mnot a math guy :)Yes, based on accepted mathematical convention, that actually does change it (assuming that line below the "48" is meant to extend the entire distance across the "2(9+3)")...Formatting top and bottom is equivalent to putting parenthesis around the top and parenthesis around the bottom -- the entire top equation is calculated first, then the entire bottom equation, and then the results are divided.So, in this case, the answer would be "2"...

The participants could type their questions in a chat format on a gotomeeting type of format, and then the mike for that person could be unmuted so they could elaborate on the question.

Andrew brings up a very solid point, and while I would never give out property details before i had it locked, I would propose the numbers to potential buyers ahead of time to peak interest and perhaps acknowledge a format on how to vest the offer and how to structure your deal over to your cash buyer.This can be done with entities, trusts, & quit claim deeds to name the most common.
