Chances are really high for a property of this value that aluminum wiring could blow up your sale and end up costing you more interest and market time.When your $1.1M buyer brings his inspector in and finds all new wiring and a new panel, it's going to be way better than if the inspector is educating the buyer about the pitfalls of aluminum wiring.

I'm a first time investor, and I'm looking at a fourplex with the following numbers:- Purchase Price - $175,000 (includes $15,000 in cash back referenced below) - Monthly Rent - $2,125- Monthly Cash Flow - $1,158- Cash on Cash ROI - 28.5%There are a few minor repairs (replace a water heater, fix flooring, etc.) that I'll need to take care of (~$5K).The main issue with the house is the electricity is not up to code (includes replacing the fuse box, FPE brand electrical panel and rewiring).

always..We rented our recently vacant (May 20th) SFH to a veterinarian before we painted the entire home, rehabbed the bathroom, fixed the basement wall leak installed all new sump pumps, ancillary plumbing & 15ft of new basement wall panelling.
