More difficult but still within TT scope.If the property was placed in service in 2020 or earlier - the procedure requires Form 3115, and I would not DIY it, despite your experience.As to a 2nd opinion, it will be hard to entice one of us between now and April 15th.

I view each new flip as an opportunity to credit-card-hack:Open a new promotional card prior to closing and put all of your expenses on that card.Once you have completed the promotion, cancel the card after 6 months to avoid the annual charge (first year is usually free).After 2 cards, I now have enough flyer miles for a free round-trip anywhere in the world, it is a nice added bonus and doesn't cost anything.
