I am by no means an expert, but I would go with option #3. 

I also look into potential economic trends like, new job growth, relocation of companies, overall increase/decrease in employment.

@Joe Shepherd I am not an expert on this but I believe if you are using conventional mortgages they will not lend to an LLC.
